Los Angeles & The Beach Community
A mansard roof that Los Angeles property owners choose delivers both architectural character and functional value. Material choices for the steep lower slopes are broad, covering slate, tile, asphalt shingle, metal, and copper, giving property owners the flexibility to match the home’s existing style. Selecting the right roofing materials for a mansard roof begins with a professional roof inspection that assesses the current system, the structural condition of the slopes, and the drainage layout across the upper flat section.
Proper mansard roof installation requires experienced contractors who understand the unique structural demands of the double-pitched design. Whether it is part of a new roof installation on a new build or a full system replacement on an existing property, attention to detail at every stage prevents future leaks and extends the roof’s working life significantly.
Over time, even a well-built mansard roof may develop issues that require professional attention. The steep lower slopes are particularly exposed to weather, UV degradation, and flashing wear around dormers and windows. Timely roof repair prevents these issues from developing into structural water damage. Our mansard roof repair services cover both slope sections across all material types and are available for emergency response and scheduled maintenance work throughout Los Angeles.
When a mansard roof has reached the end of its service life, a full replacement delivers the best long-term outcome for the property. We provide complete replacement services across Los Angeles, removing failed materials from both slope sections and installing new systems suited to the building’s design and local climate conditions. Where the existing structure is sound, reroofing over the lower slopes can reduce both project cost and time without compromising performance.
A mansard roof is a four-sided roof with a double slope on each side. The lower slope is steep, often nearly vertical, and the upper slope is nearly flat with a low pitch. This design originates from French architecture and is named after the 17th-century architect Francois Mansart. The structure creates significant usable space beneath the roof, making it a popular choice for property owners who want to maximize the interior volume of a building without increasing the overall wall height.
The steep lower slopes of a mansard roof support a wide range of roofing materials, including slate, clay tile, asphalt shingle, metal panels, and copper. Each material offers different performance characteristics in terms of lifespan, maintenance, and visual style. The flat or near-flat upper section requires a waterproof membrane system such as TPO, modified bitumen, or EPDM. Our team recommends materials based on the building’s architectural style, the local climate, and the property owner’s long-term maintenance preferences.
The most frequent causes of mansard roof repair in Los Angeles involve flashing failure around dormers and slope transitions, membrane deterioration on the upper flat section, and material loss on the steep lower slopes after storms or sustained UV exposure. Mansard roof repair that addresses flashing and seam issues early prevents the water intrusion that leads to structural deck damage and interior leaks. Our team inspects both slope sections before recommending any repair scope.
Mansard roof installation timelines vary depending on the size of the building, the materials selected for the lower slopes, and the membrane system used on the upper section. A typical residential mansard roof installation in Los Angeles takes between one and two weeks from start to finish. Commercial projects with larger surface areas or complex dormer configurations may require additional time. Our team provides a clear project timeline with every written estimate before work begins.
A mansard roof typically warrants replacement when either the lower slope materials or the upper flat membrane are approaching the end of their expected lifespan, when damage is widespread across multiple sections, or when repeated repairs are no longer cost-effective. Signs that a mansard roof needs replacement include persistent interior leaks after repairs, visible material deterioration across the lower slopes, and standing water on the upper section that does not drain within 48 hours. Yes. A mansard roof performs well in Southern California when the right materials are selected for each section. The steep lower slopes shed water efficiently during seasonal rain and handle sustained UV exposure well when covered with tile, metal, or slate. The upper flat section requires an energy-efficient membrane such as TPO or PVC to handle heat and comply with California Title 24 requirements. Our team selects systems for each slope section based on both local climate performance and the property’s architectural requirements.

We recently had our roof done by roofer bros and we had such a great experience. Friendly, professional and got the job done much quicker than we expected. The team that took our old roof off was very nice and they worked incredibly fast, and the same with the instillation. We have a great looking roof for years to come! I highly recommend!Posted on Google![]()

Their roofing team re-roofed my home and I am pleased with their work and service. During the initial discussions they thoroughly and patiently explained the pros and cons of all the options and made me feel like I was well informed. Their communication was very good and the job itself went smoothly. Overall a great experience.Posted on Google![]()

Hubby and I are so happy! We love our beautiful new roof. Both Sako and Paul are total professionals, honest and truly take pride in their work. Their work ethic is top notch and are one of the hardest working professionals I know. They totally explained our options and never pressured us. The quote he gave us was very reasonable and during the process we even asked him for a few extra planks to be replaced and he was so accommodating. We are so grateful for everything he did for us! Thank you so much!Posted on Google![]()

Got three quotes before going with Roofer Bros and glad I did. Free inspection, honest about what actually needed fixing, and the financing made it work for us. Crew finished on time and cleaned up after. Roof's held up great through the rains. Highly recommend.Posted on Google![]()

Over the winter our roof started to have leaks. So we needed to prepair, we called up roofer bros after reading good reviews. They came over and quoted the job the next day. We really liked that he didn't have any hidden cost. We had got a few quotes but the others had hidden cost and used cheaper product. Work started on time and was completed in 3 days. Sako and crew did a fabulous job on the roof. Everything was done with detail. Some of our gutter sections weren't easy to put in because of other structures, but they got them in. Nice job!Posted on Google![]()

We requested roofing quotes for our two homes. We got a callback from the project manager Sako right away followed by site visits from him a few days later. The quotes were very clear with detailed additional information, office was very prompt in returning our phone calls. The projects were fully completed within 3 days each. The crew worked fast and thoroughly cleaned up afterwards.Posted on Google![]()

Needed repair of water and termite damaged eaves and soffits. They did not repair most of the damage and replaced wood beams in a piecemeal manner. The work was sloppy, and even though I had the correct paint, they used some white paint that didn’t match the house trim. The also left paint spots on the driveway and walkway. We had to hire a painter to fix the paint issues and will have to hire a carpenter to fix the haphazard work that was done. We’re not happy.Posted on Google![]()

We were way overdue in getting our roof replaced and finally decided to take it on this year. After meeting with several contractors, we settled on The Roofer Bros. We worked with Sako who was great and I have to say everything went smoothly. The teams doing the work were both efficient in removing the old roof, installing the new roof, and in installing our new gutters. I would recommend them for your roofing project and would gladly work with them again for any future project.
